Fannie Mae's single-family mortgage-backed securities disclosures begin showing multiple credit score models on Monday, Oct. 19. Fannie Mae announced the change on Sept. 22, saying that beginning Oct. 19, with October 2026 issued securities, its PoolTalk disclosure and the related issuance and monthly loan-level and security files will carry new credit score attributes, in alignment with Freddie Mac. Fannie Mae announcement.
The announcement is a month old. What is new today is the effective date. This article describes the change as Fannie Mae announced it; mortgage.news has not downloaded or inspected the updated files.
The new fields
The files add a Fannie Score, a Freddie Score, a Pricing Indicator and weighted average fields for the two scores and for the credit score models used in pricing. Fannie Mae says the update keeps disclosure practices aligned across the two companies' securities, as with the 2019 move to the Uniform MBS.
New Fannie Mae MBS disclosure attributes, effective Oct. 19, 2026
| Attribute | What it shows | Special values |
|---|---|---|
| Fannie Score | Score used by Desktop Underwriter in its credit risk assessment; not used in loan pricing | 9999 not available or outside 400 to 950; 7777 securities issued before Oct. 2026 |
| Freddie Score | Freddie Mac's similar attribute, reported for Freddie loans in Fannie securities as 9999 | 9999 not available |
| Pricing Indicator | Model used to price the loan: Classic FICO or VantageScore 4.0; an additional ordered score is also disclosed | None stated |
| Weighted averages | Security-level weighted averages for both scores and pricing models | None stated |
The Fannie Score is the score Desktop Underwriter uses in its credit risk assessment of a casefile, generated from credit repository data. Fannie Mae says it is not used in loan pricing. It will be reported as 9999, not available, if no score is provided or if it falls outside 400 to 950, and as 7777, not applicable, for loans in securities issued before October 2026. Freddie Mac will disclose a similar Freddie Score. The Fannie Score for loans in Freddie Mac securities, and the Freddie Score for Freddie Mac loans in Fannie Mae securities, will be reported as 9999.
The Pricing Indicator shows which model was used to price the loan, Classic FICO or VantageScore 4.0. If a lender ordered both, the additional score is also disclosed. Reperforming loans have separate handling: the Fannie Score is reported as 9999 for reinstated loans and left blank for modified fixed-rate and step-rate loans.
Timing details
Securities with an October 2026 issue date that were issued before Oct. 19 will have their data updated on Oct. 19 to include the new attributes. Fannie Mae's excess servicing fee disclosure files are not being updated with the new attributes for now. A glossary of the file changes is posted with the announcement.
What it means for borrowers and loan officers
This is an investor disclosure change. It does not by itself change how a borrower qualifies, what score a lender must pull or how a loan is priced. Its main audience is MBS investors and analysts, who will be able to see at the loan level which score model priced a loan and how the scores compare.
For loan officers, the new Pricing Indicator is a reminder that the score model a lender orders now travels with the loan into the securities market. Lenders deciding whether to order Classic FICO, VantageScore 4.0 or both can expect those choices to be visible to investors in October 2026 and later pools.
