Mortgage Rates Plunge to 6.01% — Lowest in Nearly 4 Years, Boosting Homebuyer Affordability

Mortgage interest rates in the U.S. have fallen to their lowest levels in nearly four years, offering some relief to prospective homebuyers and homeowners considering refinancing. According to the latest weekly data from Freddie Mac’s Primary Mortgage Market Survey, the average rate on a 30-year fixed-rate mortgage dropped to approximately 6.01%, down from around 6.09% the previous week — marking the lowest reading since late 2022. These rates remain significantly lower than a year ago, when the average hovered closer to the mid-6% range.

The decline in mortgage rates is tied to broader financial market movements, particularly a drop in Treasury yields and shifting investor expectations about the economy and inflation. Lower long-term bond yields — influenced by factors such as economic data and global uncertainties — generally make mortgage borrowing less expensive. As a result, the average 15-year fixed mortgage rate also ticked lower, providing additional savings opportunities for homeowners looking to refinance.

Although this drop improves affordability, the housing market still faces challenges. Home prices remain high in many regions, and housing inventory shortages continue to limit buyer options. As such, even with the lower rates, some buyers may remain cautious. However, the rate movement is being seen as a positive catalyst heading into the spring homebuying season, potentially encouraging more activity from buyers who were previously priced out.

In addition to purchase mortgages, refinancing activity has seen upticks as well, with many homeowners taking advantage of the modest rate reductions to reduce monthly payments or shorten loan terms. Experts believe that if the trend of stable or declining rates persists, both purchase demand and refinancing could gain further momentum in the coming months.
