The official Freddie Mac survey rate is published once a week on Thursdays. To give a daily read, we estimate the current 30-year fixed rate by adding the recent average mortgage-to-Treasury spread to today's 10-year Treasury yield.

Will I get this rate from a lender?

Not necessarily. The published rate is a national average or market benchmark. Your actual rate depends on credit score, loan-to-value, loan purpose, property type, and the lender's pricing.

When are the official mortgage rates updated?

Freddie Mac's Primary Mortgage Market Survey is released Thursday mornings and reflects the average rate for the preceding week.
