The U.S. Treasury’s official 10-year daily par yield was 5.09% on Friday, Oct. 16, down 15 basis points from 5.24% on Oct. 9. The new Friday observation completes a holiday-shortened week and gives borrowers and loan officers a dated benchmark for discussing long-term financing conditions. Source.

A four-day week of observations

Treasury’s published series shows the 10-year reading at 5.21% on Oct. 13, 5.19% on Oct. 14, 5.10% on Oct. 15 and 5.09% on Oct. 16. Friday’s change was one basis point, while the week-to-week change was 15. A basis point is one-hundredth of a percentage point.

The 30-year par yield moved from 5.60% on Oct. 9 to 5.43% on Oct. 16, a 17-basis-point decline. Its Friday reading was unchanged from Thursday. The two-year and five-year readings also ended below their Oct. 9 levels, at 4.74% and 4.89%, respectively.

Monday, Oct. 12 does not appear in this stretch of Treasury’s table. SIFMA’s Sept. 29 notice recommended a full close for U.S. dollar-denominated fixed-income trading that Monday in observance of Columbus Day. It was not an early-close recommendation. Saturday is the regular weekend, not an additional special holiday.

What the series measures

These are Treasury daily par yield-curve observations. They are not executable prices for a particular bond, an intraday closing quote, or the interest rate available to a mortgage applicant. The curve provides yields at fixed maturities derived from indicative market information rather than a promise that a specific security can be bought or sold at that level.

The distinction matters when comparing an official table with a news report showing a yield at a particular time of day. Different observation windows and instruments can produce different values without making either number a substitute for the other. This article’s comparison uses only the dated Treasury observations shown below.

Mortgage rates have a separate timetable

Freddie Mac’s Oct. 15 Primary Mortgage Market Survey put its weekly average 30-year fixed mortgage rate at 7.40%, unchanged from the previous week. That survey, covered separately by mortgage.news, is background rather than a new mortgage-rate announcement here. Its weekly average and Treasury’s Friday daily par yield do not share the same measurement window or represent the same product.

A decline in this Treasury benchmark does not establish an identical decline in retail mortgage rates. Loan pricing also reflects mortgage-backed securities, lender pricing and the borrower’s loan characteristics. The official table alone does not establish why yields moved this week.

Takeaway for borrowers and loan officers

The concrete update is the new Oct. 16 benchmark and its measured change from Oct. 9. Use the maturity, date and series name together. For an individual loan comparison, a dated lender quote remains different evidence from this national Treasury series.
